TK Development announces unique multifunctional project in Poland 03.12.2007 During MAPIC, TK Development has presented the plans for a unique mixed-use project in the center of Gdansk - Stocznia. Stocznia will be the largest mixed-use complex not only in Gdañsk, but also in northern Poland. Unique on a national scale, the project will combine retail/service, entertainment, residential and office functions. A modern, three-story retail facility housing around 200 stores, including brands that have been absent from Gdañsk so far, will form the core section of the complex. The developer plans to have key Polish and foreign brands among the tenants such as Van Graaf, Cortefiel, Pedro del Hiero, River Island, Liu Jo, Ecco Kids and others. Stocznia will be created in the vicinity of the historical Old Town of Gdansk, a railway station and a park, in the heart of the developing central district of M³ode Miasto (Young City). Stocznia will be completed in the post-industrial space of the former Gdañsk Shipyard. The location, both in the heart of the city and in a post-industrial area associated with momentous historical events, is a double challenge for those involved in the investment, but it also is its double strength. The memory and respect for the history of the site not only determined the choice of the name – Stocznia (Shipyard), but also provided inspiration for architects working on the design. The retail offer will be supplemented with catering and entertainment facilities, including ca. 10 restaurants and cafes and a bowling alley. Level four of the center will house a professional multi-screen cinema with 19 screening rooms and a 3D cinema. The offer can also be enriched with a fitness club and a SPA center. In total, the center will have over 60 000 m² of letting area. The commercial section of the project will include two residential buildings with 356 apartments offering a unique view of the Gdañsk bay and the Old Town and an office building with a letting area of ca. 15 000 m². A complex of car parks located on the upper stories and on the roof will also be made available to the center's users. The facility will offer a total of 1,750 parking spaces.
Architecture The history and specific character of the location prompted the architects of the project to seek inspiration not in Gdańsk with its characteristic red brick buildings, but in the shipyard itself. "Designing in the birthplace of our Polish solidarity revolution was a challenge and an honour for us," says one of the designers, architect Zbigniew Kowalewski from A-PLAN bis studio. Two residential towers located in the southern part of the development symbolise port cranes. The elevation on the side of the main entrance to the shopping center has the shape of a frame covered with mellowed copper sheet metal resembling an overhead port crane. Elevation materials will evoke the spirit of the place. Large sections of the shopping center's elevation will be covered with galvanized steel netting conveying the impression that the building is lined with sheathing similar to that of a ship's hull plate. The project features a number of architectural solutions aimed to ensure comfort for the future users, including three stories with shopping, service and entertainment spaces, wide shopping promenades, separate car parks for each function (stores, apartments, offices), a large number of lifts and elevators, and wheelchair ramps in the supermarket section. So-called green roofs with lawns, shrubs and trees in containers, coupled with architectural elements, will be installed on the roof of the shopping center. The finials of the residential towers (cantilevers symbolizing the arms of port cranes) have been designed as recreation areas - lookout terraces and solariums.
Partners Construction is scheduled to begin in 2008. The project will be the effect of cooperation between Meinl European Land Ltd. and the TK Development company that is also responsible for the development process and commercialization of the retail section of the project.
